Electrum Home("we," "us," or "our") operates an AI-powered home-services marketplace. We help homeowners get instant, AI-generated price estimates for home projects — roofing, HVAC, solar, EV chargers, lawn care, remodels, and more — and then match them with vetted, licensed, and insured local professionals. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our website and services at electrumhome.com (the "Platform").

This Platform is intended for use by residents of the United States only. By using the Platform, you agree to the collection and use of information in accordance with this policy. If you disagree with any part of this policy, please discontinue use of the Platform.

2. Information We Collect

Information You Provide Directly

• Account information: name, email address, phone number, and password
• Property information: service address, property type, square footage, and home details
• Project details: descriptions of the home improvement work you request
• Payment information: processed through Stripe (we do not store full card numbers)
• Photos and images you upload of your property or project
• Communications with us or through our messaging, email, or SMS features

Information Collected Automatically

• IP address and approximate location (used to pre-fill your zip code and estimate regional pricing)
• Browser type, operating system, and device information
• Pages visited, time spent, and navigation paths on the Platform
• Referring URLs and search terms
• Analytics and usage data collected via Google Analytics 4 (GA4) and cookies

Information From Third Parties

• Property data (ownership, parcel, structure characteristics) from ATTOM Data
• Mapping, geocoding, and solar-potential data from Google Maps and the Google Solar API
• Local business and professional information from sources such as Yelp

Professional / Installer Information (Pro Accounts)

• Business name, contact information, and service areas
• Contractor license numbers and insurance certificates
• Tax identification information (required for 1099 reporting)
• Bank account details for payment disbursement (via Stripe)

3. How We Use Your Information

• Provide the Service: Generate AI-assisted price estimates, scope your project, match you with a vetted professional, facilitate contracts, and process payments.
• Communications: Send booking confirmations, price confirmations, project status updates, professional-match notifications, scheduling, and contract-signing requests by email and SMS.
• AI Estimate Generation: Your project description, property details, photos, and location are used to generate pricing estimates and project scopes. See Section 4.
• Platform Improvement: Analyze usage patterns to improve estimate accuracy, matching quality, and user experience.
• Safety and Compliance: Verify professional credentials, prevent fraud, and comply with legal obligations.
• Analytics: Understand how users interact with the Platform using Google Analytics 4.

4. AI and Automated Estimates

A core feature of our Platform is the use of artificial intelligence to generate home-project price estimates and project scopes. To do this, we send relevant project information — such as your project description, property characteristics, location, and (where provided) photos — to third-party AI providers, including Anthropic (Claude), OpenAI, and Google (Gemini).

These AI-generated outputs are estimates, not final binding quotes. Final pricing is confirmed before any work begins. We take reasonable steps to limit the personal information shared with AI providers to what is needed to generate a useful estimate.

5. How We Share Your Information

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share information only in these circumstances:

• With Network Professionals: When a vetted professional is matched to your project, we share your project details and the information needed to complete the work, including your name, service address, and contact information.
• Service Providers / Sub-Processors: See the list in Section 6.
• Legal Requirements: When required by law, subpoena, court order, or government authority.
• Business Transfers: In connection with a merger, acquisition, financing, or sale of assets, with notice to you.
• With Your Consent: For any other purpose with your explicit consent.

6. Service Providers and Sub-Processors

We rely on the following third parties to operate the Platform. Each receives only the information necessary to perform its function:

• Stripe — payment processing and payouts
• Supabase — database, authentication, and file storage
• Vercel — website and application hosting
• Anthropic, OpenAI, Google (Gemini) — AI estimate and scope generation
• Resend — transactional and notification email delivery
• Twilio — SMS / text-message delivery
• Google (Maps, Solar API, Analytics 4) — mapping, solar data, and analytics
• ATTOM Data — property and parcel data
• Yelp — local business / professional information
• Pexels — stock imagery used on the Platform

7. SMS / Text Messaging

When you provide your mobile number and opt in, we may send you SMS messages related to your projects — including booking confirmations, price confirmations, scheduling, professional matches, and contract-signing requests — delivered through Twilio. Message frequency varies. Message and data rates may apply.

You can opt out of SMS at any time by replying STOP to any message. Reply HELP for help. Opting out of SMS will not affect your ability to use the Platform, but you may instead receive certain transactional notices by email. We do not share your mobile information with third parties or affiliates for their marketing purposes. Mobile opt-in consent is not shared with third parties except sub-processors (such as Twilio) that help us deliver the messages.

8. Email Communications

We send transactional emails (confirmations, status updates, contract requests) that are necessary to provide the service and that cannot be disabled while you have an active project. We may also send promotional emails. In compliance with the CAN-SPAM Act, every promotional email includes an unsubscribe link, and you can opt out at any time by clicking that link or by visiting our unsubscribe page. We will honor opt-out requests promptly.

9. Cookies and Analytics

We use cookies and similar technologies for authentication (required), analytics (Google Analytics 4), and core Platform functionality. You can control cookies through your browser settings, though disabling certain cookies may affect Platform functionality. We do not use cookies to sell your personal information.

10. Data Retention

We retain your account information and project history for as long as your account is active or as needed to provide services. You may request deletion of your account and associated data by contacting us at privacy@electrumhome.com. Certain records may be retained longer as required by law (for example, financial and tax records) or to resolve disputes and enforce our agreements.

11. Security

We implement industry-standard security measures including encrypted data transmission (TLS), row-level database security, and tokenized payment processing through Stripe. No method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.

12. Your Privacy Rights

• Access / Know: Request a copy of, or details about, the personal information we hold about you.
• Correction: Update inaccurate or incomplete information through your account settings or by contacting us.
• Deletion: Request deletion of your account and personal data, subject to legal retention requirements.
• Opt-Out: Unsubscribe from promotional emails and SMS at any time. Transactional messages related to active projects cannot be disabled.
• Non-Discrimination: We will not discriminate against you for exercising any of your privacy rights.

To exercise any of these rights, contact us at privacy@electrumhome.com. We may need to verify your identity before fulfilling certain requests. You may also use an authorized agent to submit a request on your behalf.

13. California Privacy Rights (CCPA / CPRA)

If you are a California resident, the California Consumer Privacy Act (as amended by the CPRA) gives you the rights described in Section 12 above, including the right to know, the right to delete, the right to correct, and the right to opt out of the "sale" or "sharing" of personal information.

Do Not Sell or Share My Personal Information. Electrum Home does not sell your personal information and does not share it for cross-context behavioral advertising as those terms are defined under the CPRA. Because we do not sell or share your personal information, there is no need to opt out; however, you may still contact us at privacy@electrumhome.com with any questions or requests regarding your California privacy rights.

14. Children's Privacy

The Platform is not directed to individuals under the age of 18, and we do not knowingly collect personal information from minors. If you believe we have inadvertently collected such information, please contact us immediately and we will delete it.

15. Third-Party Links

The Platform may contain links to third-party websites. We are not responsible for the privacy practices of those sites and encourage you to review their privacy policies.

16. Changes to This Policy

We may update this Privacy Policy periodically. We will notify you of material changes by email or by posting a notice on the Platform. Your continued use of the Platform after changes constitutes acceptance of the updated policy.
